Classic turn of the century home full of character and charm, completely renovated with modern high-end amenities and mechanics.
This 1905, 4-5 bedroom, 2.5 bath home has just gone through a total renovation. I’m a designer that loves the character older properties can offer, but also love the luxuries of modern amenities. Therefore, during the renovation process we were meticulous about maintaining all the charming character and original woodwork of this classic structure, yet totally renovated and replaced all the mechanics, electrical, wiring and plumbing. A high-efficiency boiler, water heater, and top of the line water softener all are new as of this total renovation. (as well as completely renovating all 3 bathrooms and the large kitchen… but we’ll get into that a little further down)
This house is extremely well insulated. When the house was renovated, no expense was spared for a super efficient high-end boiler and water heater. The combination give you a unique feature for an older home… It’s tight and snug and inexpensive to heat! The natural gas cost for this 3300 square foot house for the last 12 months combined was $813… And that includes the gas for the water heater too! (That’s an average cost of around $68 a month… and includes the heat and hot water)
Another feature that was added in the renovation was a high-efficiency Lopi wood burning fireplace insert that fit perfectly in the original fireplace opening in the living room.
The renovation included finishing the third floor attic space… before it was a large mostly unused space, with only the original maid’s room, but wait til you see it now!
Here’s a quick walk-through of this 3-5 bedroom, 2 1/2 bathroom home: (we use it as a 3 bedroom, the other 2 bedrooms, one on the main level is our home office, and the other bedroom, which could be a 5th bedroom is in the attic, and we use it as a sewing/craft room.)
On the main level…
The open stairway is a stunning architectural feature in the front living room.
On the opposite side of the room of the staircase, the living room has beautiful original built-in bookcases and leaded glass windows flank the fireplace.
The fireplace is a new Lopi high-efficiency wood burning fireplace.
The details of the space make a beautiful classic statement… the original woodwork freshly painted white, the cove moulding, ceiling medallions and bird’s eye maple floors.
The spacious dining room dances with rainbows from the sunlight streaming through the large leaded glass East facing bay window in the morning.
The wonderfully large built-in hutch is a visual feature as well as useful storage space.
Freshly renovated, the kitchen with it’s white cabinetry features a farmhouse sink,
a second bar sink, stainless appliances, granite counters, and a newly re-opened original 2nd back stairway.
The walk-in pantry has lots of storage shelves, and a sweet window to offer natural light.
Beyond the kitchen is the large sunny breakfast room / family room which has a sliding door that leads to the private courtyard, patio and backyard.
Another room on the main floor is a home office (or could be a bedroom), which has built-in storage, as well as a large walk-in closet with a transom window over the closet door, and wonderful large windows.
On the 2nd level…
This floor includes 3 spacious bedrooms, 2 baths and a laundry room, a large 3 season sunroom, plus a huge hallway built in linen closet space!
The gorgeous master en-suite (totally renovated) with 2 huge closets,
has a master bathroom which now features classic marble tile, a double vanity,
an antique stained glass interior window detail dividing the water closet from rest of bathroom, and a stunning walk-in shower.
The other 2 bedrooms on the 2nd level each have their own character, with wonderful large windows and all with the original wide baseboard and trim.
The 2nd level also has a sunny surprise of a large 3 season sunroom with original wood floor, lap siding and beadboard walls and ceiling.
The 3rd Floor…
When we renovated and finished the attic space, we started by having the insulation company insulate it with closed cell spray foam insulation in the entire vaulted ceiling and walls prior to sheetrocking.
The attic now boasts a large family room, playroom or sitting room space, an exposed brick chimney, a vaulted ceiling with exposed beams, as well as many built-ins.
The attic still maintained every detail of the original maid’s room, (bedroom or sewing room) carefully working around the original plaster walls and wide beautiful baseboard and original wood floor (even the original green trim color was color matched for a fresh coat) to add the modern wiring and heating. This is such a happy room with a whole wall of windows.
The basement…
This house has a full basement with additional laundry facilities, utilities and lots and lots of clean, dry storage space. Part of the renovation process was having the insulation company line the inside of the basement walls with a type of rigid foam insulation that is a prefinished white surface. The basement floor is now covered with garage floor click together tiles creating a nice clean modern feel to this space.
The Exterior…
The front of the house has a welcoming large front porch (new composite decking floor) has the original carport to welcome visitors on a custom pressed cobblestone style drive and walk.
Almost hidden from the street, the 2nd concrete driveway leads around to the back of the house to the 2 car attached garage.
Some of the outside renovation projects features are a white privacy fence surrounding the yard creating a quaint setting with a screened gazebo, perennial gardens, huge brick patio and courtyard and a vintage style iron fence and arbor defining the front yard.
